The short answer
CraftEdge Painters serves Lauderdale Lakes, about 7 miles from our Coral Springs base. We repaint stucco and block exteriors, interiors, cabinets and trim, with mildew treatment and UV-resistant finishes suited to inland Broward's heat and humidity.
Seven miles southeast of Coral Springs, Lauderdale Lakes is close enough that our crews can be on site early, before the heat builds. The city is inland, so salt is rarely the concern it is on the coast. Instead, homes here wrestle with steady sun, heavy humidity and the green film that spreads across shaded stucco after a few wet months. Many properties are single-family block houses, townhomes and multi-unit communities, and each has its own prep needs. CraftEdge Painters works throughout Lauderdale Lakes on residential and commercial projects, and this page lays out the problems we see most and how we solve them.
Three problems we see on Lauderdale Lakes exteriors
Most exterior calls in the city trace back to a short list of causes. Knowing which one you are dealing with determines the fix.
Often a single house shows all three at once, with chalky paint on the sunny side, mildew on the shaded side and cracks where the walls meet the roofline. That is normal for an inland Broward home that has gone several summers since its last repaint, and it simply means the prep list gets longer before any color goes on.
- Chalking and fading: sun breaks down the binder in older paint, leaving a powder that rubs off on your hand. Painting over chalk without cleaning leads to poor adhesion.
- Mildew and algae: dark or green streaks under eaves, behind shrubs and on north walls. These need a mildewcide wash, not just pressure.
- Cracked stucco and failed caulk: hairline cracks and shrunken joints around windows let wind-driven rain into the wall during summer storms.
How we prepare a block-and-stucco house
Preparation takes more of our time than painting, and it is what decides how long the finish lasts. We begin with pressure washing and a mildew treatment, then let the walls dry, which in humid months can take longer than people expect. Cracks are filled with a masonry patch or elastomeric sealant, depending on width, and old caulk around windows and doors is cut out and replaced.
Next comes primer on repaired spots and any bare masonry. For the finish, we usually suggest a premium exterior acrylic with mildew inhibitors, or an elastomeric system where cracking keeps returning. Fascia, soffits and wood trim are sanded and spot-primed so peeling does not restart under the new coat.
Townhomes and community associations
Lauderdale Lakes has a number of townhome and condominium communities where the association controls exterior colors and sometimes the paint brand. In those cases we work from the approved palette, coordinate access with the property manager and stage materials so walkways and parking stay usable for residents. For individual owners inside these communities, we focus on what the association leaves to them: interiors, front doors where permitted, and patios.
For managers responsible for several buildings, we can phase the work building by building so the community is never fully under scaffolding at once.
Associations also tend to ask for product data sheets, a certificate of the colors being used and a written start date. We prepare that paperwork so the board can review it quickly, and we keep a record of the exact colors and sheen so future touch-ups match.
Interior work: from patch-up to full refresh
Inside, humidity shows up as peeling paint in bathrooms, swollen baseboards near exterior doors and mildew spots in closets. We address the cause where we can, such as recommending better bath ventilation, then repair drywall, treat stains with a stain-blocking primer and finish with a scrubbable, mildew-resistant paint.
Color choice indoors is more forgiving than outside, but sunlight through west-facing windows still fades some tones. We bring sample cards, suggest testing swatches on two walls and look at them in morning and evening light before you commit to a full room.
Cabinet painting is a cost-conscious way to update a kitchen without tearing it out, and we also remove popcorn ceilings, repaint trim and doors and refresh rental units between tenants. Commercial clients in the area use us for offices, clinics and retail interiors.
When to schedule
South Florida never has a completely dry season, but November into April is warmer and drier, with fewer interruptions for outdoor coats. Between May and October, humid air and frequent afternoon thunderstorms mean we start exterior work at first light and plan each coat around the forecast. Through hurricane season, June 1 to November 30, we keep ladders and materials secured and reschedule if a storm approaches.
Our crews also serve the neighboring cities of Lauderhill, Oakland Park, North Lauderdale, Sunrise and Wilton Manors, and we handle pressure washing and deck and fence staining alongside painting.
